Broomfield is a city and county in one, so every address goes through the same Building Division.
The permit
Furnaces, ACs, heat pumps and water heaters all need a permit. The city's posted review time is 1 to 3 business days for a straight furnace, AC or water heater swap, and 1 to 2 weeks for other installs. We pull the permit and schedule the inspection.
When a furnace, AC or water heater goes in, the city checks for working smoke alarms in each bedroom, within 15 feet of the bedroom doors and on each level, and for carbon monoxide alarms. Test yours before install day.
If you have an HOA
HOAs often have rules about where the outdoor unit sits and how it's screened. Send the guidelines with your photos, and we'll settle the spot, the pad and the line route before anything is ordered.
The four photos
- The furnace, from far enough back to see the room, with the doorway, ducts, water heater and vent pipes in frame.
- Its label, close enough to read the model and serial number.
- The outdoor unit and the space around it, or the spot where one would go, including nearby windows, the fence and the wall the lines would run up.
- The electrical panel with the door open, so we can see its size and open slots.
If one room has always been a problem, tell us which one and when. A hot bedroom over the garage in July needs a different fix than a cold basement in January.
After you send them
We look at the photos and reply with a written price. If something can't be settled from a photo, we set up a short visit.
Common questions
Who pulls the permit?
We do, as the installing contractor. Someone needs to be home to let the inspector in.
Do I need an appointment before I get a price?
Usually not. Four photos are enough for a written price on most replacements. We only visit first when the photos leave a question, like an unusual vent route or a tight closet.
